Submitting appraisal reports via Dwelling Blocks is generally straightforward, but sometimes you may encounter errors or warnings. This guide explains how to handle them effectively, ensuring your reports are accurate and submitted on time.

Submission Warnings

Warnings are notifications about potential issues or areas needing attention. They do not prevent report submission but prompt you to review specific sections to maintain quality and reduce future quality control (QC) or revision requests.

How to Respond to Warnings

  • Review Each Warning: Read and understand the warning.

  • Resolve When Possible: If you can fix the warning, update your report and resubmit.

  • Acknowledge If Not Applicable: If the warning doesn’t apply, acknowledge it as such.


Submission Errors


Errors are more serious than warnings and block your report from being accepted. Here are common error types and how to handle them:

1. Lender-Override Errors

Some errors can be overridden by the lender if you cannot resolve them.


Example:

UCDP/HUD Error 302 – Unknown Subject Address
The address for the subject property isn’t recognized by UCDP/HUD.


What to do:

  • Double-check the address for accuracy and completeness.

  • Update and re-upload your report.

  • If still unresolved, use the “Request Override” button (refer to article).


2. Hard Stop Errors (Must Be Corrected)

These errors must be fixed before you resubmit. If you’re not sure what caused the error or how to fix it, carefully read the error message and review your report. Check all related sections and data fields to make sure everything is accurate and complete.

Example:


UCDP Error 9001 – Appraisal Data in Invalid Format
The XML file does not meet MISMO XML schema or expected form type.


What to do:

  • Double-check your appraisal software settings.

  • Export and upload using the correct form type (as set in assignment).

  • If you are uploading what you believe is the correct appraisal form but the error persists, add an urgent note requesting lender to review and update the order’s report type.


Important:
Always verify the report type before submission. If the report type needs to be changed, request this from the lender before submitting.


3. Duplicate Submission Error

If you see a 'Duplicate Submission' Error:

  • Click “Request Manual Submission.” This notifies lender, and your last submission date is recorded as the official report upload date (refer to article).

  • Lender will review and process your report. No further action is needed unless lender contacts you.


4. Failed Upload Errors

Possible Causes & Solutions:

  • Internet Connection Issues: Check your connection and try again.

  • Antivirus or Security Blockers:

    • Try uploading from another device or use a private/incognito browser window.

    • Temporarily disable antivirus/firewall (if safe).

    • If the issue persists, contact us at support@dwellingblocks.com.


5. Unexplained Errors
