When vendors upload appraisal reports for submission in Dwelling Blocks, ensuring the report matches the lender’s assignment requirements is critical. To help prevent failed submissions and costly delays, our system now automatically checks for potential issues — such as incorrect report types or mismatched FHA numbers — before final submission.


How the Validation Warning Works

When you upload a report, the system compares key details (like report type and FHA case number) against the assignment. If it detects a potential mismatch, a warning dialog appears (see screenshot above). This warning is not a hard stop — you can still proceed with submission — but it is designed to help you catch and fix issues early.



Example: Report Type Mismatch

If the report type in your upload (e.g., "1073") does not match what the lender ordered (e.g., "1004"), you’ll see a warning. This mismatch is one of the most common reasons for failed submissions.

Why does this happen?

  • Sometimes the broker or borrower orders the wrong report type for the property.

  • After inspection, the vendor may realize a different report type is needed and prepare the correct one.

  • Vendors are licensed professionals and may have better knowledge of the required report type after seeing the property.

What should you do?

  • Contact the lender immediately: If you believe the report type should be changed, send an Urgent Note to the lender right after inspection. Request clarification or an update to the order details.

  • Note: Sometimes, changing the report type may result in an additional fee for the new report, so please make sure to check Fees changes update report type update.

Example: FHA Case Number Mismatch

For FHA orders, the FHA case number must be correct and consistent between the report and the order details. The FHA case number should be 11 characters and follow the required format.

  • Check the FHA number: Make sure the FHA case number in your report matches the order details exactly.

  • If there’s a mismatch: If the order has an incorrect FHA number but your report is correct, contact the lender with an Urgent Note and request an update to the order.

  • Format: Ensure the FHA case number is 11 characters and properly formatted.
