Bid Offers: How to Accept or Submit a Bid
In addition to the standard workflow of new offers, vendors may occasionally receive bid offers which are new assignments but with the opportunity to adjust the fee and/or due date. This gives vendors more opportunities to bid on assignments that they may not have seen before. Each invitation to bid includes a proposed fee and due date, and you can choose how to respond.
Enable Bid Invitations
To receive bid opportunities:
Go to Profile
Find Allow Bid Offers
Set it to Yes
Save
If this setting is off, you will not receive bid invitations.
When You Receive a Bid Invitation
You’ll receive an email or SMS notification when a new opportunity is available.
Each invitation includes:
Assignment details
Proposed fee
Requested due date
A response deadline
You must respond before the invitation time expires.
Your Response Options
You can respond in one of three ways:
1. Accept as Is
Accept the assignment using the proposed fee and due date.
2. Submit a Bid
Request changes by submitting:
A higher fee, and/or
A different due date
Example:
If you can complete the assignment with the original fee but need more time, you may request a later due date while keeping the same fee.
3. Reject the assignment
Decline if the assignment is outside your coverage area, competency, or availability.
Bid Rules
To maintain fair compensation:
Bids cannot be lower than the proposed fee
Bids may be equal to or higher than the proposed fee
You may request a higher fee for situations such as:
Complex properties
Rural or remote locations
Significant travel time
Access challenges
Bid Expiration
Each invitation has a response window.
If you do not respond before the deadline:
The invitation automatically expires
No action is required
Your account rating is not affected
What Happens After You Submit
Once the bidding period ends, the system selects a vendor.
If You Are Selected
- You will receive a confirmation email and the assignment will then appear in your In Progress list.
- If your bid included changes to the fee or due date, you will receive a new offer with the updated terms that must be accepted before the assignment is finalized.
If you are not selected, no notification will be sent.
Why You Receive Invitations
Bid invitations are sent to vendors who match the assignment requirements, including:
License or certification level
Geographic competency
Property type experience
Historical quality and timeliness
